Many landlords expect carpets to be cleaned, and some even require proof of professional cleaning in the lease. Here’s how getting your carpets professionally cleaned before you move can save you headaches and money:
1. Meet Lease Requirements: Check your lease – does it mention carpet cleaning upon move-out? Many leases in Vegas explicitly state that carpets must be professionally cleaned (sometimes by a company of landlord’s choosing or you provide a receipt). If it’s in there, you definitely need to do it to avoid deductions. Even if not stated, leaving carpets freshly cleaned sets a positive tone for your walkthrough and reduces any argument the landlord might have about carpet condition.
2. Remove Evidence of Wear and Stains: Over time, accidents happen – a spilled soda here, a little pet accident there, foot traffic lanes, maybe some Vegas party remnants (confetti or a wine spill?). A professional cleaning will address stains and make the carpet uniformly clean. Landlords often charge for stain removal or even carpet replacement if they see significant staining. They’re less likely to scrutinize or nitpick if they see vacuum lines and a bright, clean floor. On the other hand, if they walk in and see obvious dirt or smell something funky, they’ll start looking for more problems. It sets the mood, so to speak. It sounds silly, but a fresh carpet can make the whole unit appear in better condition (conversely a dirty one makes everything feel uncared for).
5. Save Money in the Long Run: If you don’t clean the carpet and the landlord decides to do it, they will often use their preferred vendor which might be more expensive, and they’ll deduct it from your deposit (with markup in some cases). Or worse, they might claim the carpet is “beyond cleaning” and charge for a replacement (this could happen if there are heavy stains or pet issues not addressed – and carpet depreciation vs. damage is a whole other topic). It’s usually cheaper for you to hire your own professional cleaner before move-out than what they’ll charge. For example, you might pay $150 for a cleaning, whereas they could deduct $300 saying that’s what their cleaning cost was, or more for partial replacement.
6. Documentation: Once you get the carpets cleaned, keep the receipt and show it during the walk-through. This is evidence of fulfilling obligations. Also, take dated photos of the cleaned carpets after it’s done. If a dispute arises, you have proof they were cleaned and their condition. Sometimes landlords try to play the “it wasn’t cleaned” card if they want to keep money – a receipt shuts that down.
7. Ease of Scheduling: Plan the carpet cleaning as the last thing after you’ve moved your stuff out and done all other cleaning. It’s easier when the place is empty (cleaner can get every corner), and it avoids tracking dirt after cleaning. Aim for a day or two before your handover.
